Terms & Conditions
These terms establish the engineering standards, stage-wise payment schedules, material specifications, and mutual obligations governing all civil construction projects handled by Sri Skandan Construction.
1. Agreement to Terms
By engaging Sri Skandan Construction ("SSC", "Contractor", or "We") for site visits, soil investigations, architectural drawings, or civil construction execution, the client ("Owner" or "Client") unconditionally agrees to be bound by these Terms and Conditions in conjunction with the individually signed Construction Agreement and Bill of Quantities (BOQ).
2. Scope of Civil Engineering Services
Our licensed civil engineering services include:
3. Estimates, BOQ & Material Price Fluctuations
- Preliminary budgetary estimates provided on our website or over phone consultations are indicative and subject to site soil investigation and topographical survey.
- Written quotations remain valid for 30 calendar days from the date of issuance due to regional market price volatility in raw construction materials (TMT steel, river/M-sand, and 53-grade OPC/PPC cement).
- Once an itemized Bill of Quantities (BOQ) is formally signed, material brands and grade specifications are locked as stipulated in the contract document.
4. Milestone-Based Stage Payments
Unless otherwise specified in a customized contract schedule, standard turnkey residential building milestones are billed in progressive stages:
5. Client Site Responsibilities
- The Client shall guarantee lawful ownership, clear patta title, and unambiguous plot boundary demarcation prior to foundation setting.
- The Client shall assist in obtaining temporary construction electricity (TNEB) connection and adequate sweet/borewell water supply essential for daily concrete curing.
- Free and unhindered vehicle access for transit mixers, steel trailers, and material transport trucks to the site must be facilitated by the Client.
6. Engineering Code Compliance & Quality Standards
Sri Skandan Construction strictly enforces Indian Standard codes on all structural works:
IS 456:2000
Plain and Reinforced Concrete Code of Practice for structural longevity.
IS 1893:2016
Earthquake-resistant design criteria for coastal and regional seismic zones.
IS 1786
High-strength Fe 550D TMT bars with superior elongation and corrosion resistance.
Waterproofing & Curing
Standard 21-day pond curing for roof slabs and polymer-modified terrace membranes.
7. Change Orders & Architectural Revisions
Any modification, deviation, or addition to the approved architectural blueprint or electrical/plumbing layout requested during ongoing construction must be submitted in writing. Cost implications and timeline adjustments will be calculated mutually and approved via a written "Variation Order" before execution.
8. Handover & Structural Warranty
Upon completion, a joint walkthrough inspection is conducted, and a formal Handover Certificate is issued.
Defects Liability & Structural Integrity
We provide a 12-month Defects Liability Period covering plumbing leaks, electrical switchgear anomalies, or minor plaster issues. Reinforced cement concrete (RCC) structural elements are engineered for 50+ years of structural life in accordance with Bureau of Indian Standards design norms.
9. Force Majeure & Uncontrollable Delays
Neither party shall be held liable for project delays caused by occurrences beyond reasonable human control, including cyclones, catastrophic floods, governmental curfews, widespread raw material strikes, or statutory licensing delays from municipal bodies. The project timeline shall be extended proportionally to the duration of such events.
10. Dispute Resolution & Jurisdiction
In the event of any difference or dispute arising out of or in connection with the construction agreement, the parties agree to first seek amicable settlement through mutual consultation led by Er. R. Karthick Kumar and the Client. If unresolved within 30 days, the matter shall be subject to the exclusive jurisdiction of the competent Courts at Ramanathapuram, Tamil Nadu.
